Our complete written rental criteria are provided with every application, in compliance with fair housing law. Anything threatening health, safety, or the property itself, flooding, gas smell, no heat in freezing weather, electrical hazards, or a break-in that leaves the home unsecured. Call or text us immediately at 210-935-2853 for emergencies; use the portal for everything else. If you smell gas or there's a fire, call 911 first.

Leave the home in the condition documented in your move-in report (normal wear and tear excepted), provide your forwarding address in writing, and return all keys. Texas law requires deposits to be returned, with an itemized list of any deductions, within 30 days of move-out.

In most cases, yes. We reach out before your lease ends with renewal options. Great tenants are the best part of this business, and we work to keep them.
